This is REAL Solo with Zillow Flex turned on. 100% on your self-generated deals (after REAL’s cap). Zillow buyer leads at 50/50 with the team’s lead pipeline. No team training, no ISA vetting, no coaching layer. Pay-per-transaction structure for tools you actually use. The narrowest of the three options — and we’ll be honest about who it fits.

What this option actually is.

Solo with Leads is the middle option in our three-program structure. The other two are Team ROVI @ REAL (full team layer, lead flow, training, $4K REAL cap + $22K team cap) and Solo No Leads at REAL (pure REAL direct, $12K cap, no Zillow access — that's the rovigoesreal.com product).

Solo with Leads sits between them. You're at REAL on a $12K cap structure, paying REAL's 15% on every dollar to cap, with the $749 annual fee, the $40 CBR per transaction, and the $495 admin fee per transaction (typically passed to the client). On self-generated business, you keep 100% (after REAL's cut). On Zillow Flex leads, you split 50/50 with the team — meaning Team ROVI provides the lead access but takes half of the commission (after Zillow's 35–40% referral fee comes off the top).

There's no team coaching. No ISA team vetting your leads before they hit your phone. No TC on every deal — you handle paperwork yourself or pay $295/side for TC service à la carte. No included CRM — you bring your own or pay $91/month for Follow Up Boss out of pocket. No included Dotloop. No Lauren-led training, no Boost orientation, no Agent Launch.

What you do get: REAL's platform (3–5 daily live trainings open to all REAL agents, the Wednesday broker call, the REAL stock and revenue share programs, the Elite Agent Award path), and the door open to Zillow Flex leads which are otherwise impossible to access as a solo agent.

This is a narrow product. It works for a specific kind of agent, and it doesn't work for everyone else who hears about it. We'll cover both groups.

This option is structurally honest about what it isn't. The price for the lead access is no team support. If that trade fits how you want to work, the math can be very good. If you actually need the support layer, this option will leave you stuck.

Onboarding to first anniversary.

Month 1 — REAL onboarding

  • License transfer through state board (1–3 days most states)
  • Set up your own CRM, Dotloop, Google Workspace
  • Configure Zillow Flex lead routing through the team
  • First REAL Broker Call as orientation

Months 2–6 — Self-gen + Zillow combined

  • Self-generated deals run through REAL direct (100% to you after REAL's 15% to cap)
  • Zillow Flex leads route to your phone — you handle them solo, no ISA pre-vetting
  • Cap progress on REAL's $12,000 tracks across both deal types
  • REAL platform trainings available daily; you choose what to attend

Months 7–12 — Cap, then 100%

  • Most agents on this option who actively work both self-gen and Zillow Flex hit the $12K cap inside 12 months at modest production
  • After cap, you're at 100% (after Zillow's referral on Flex deals)
  • Anniversary year resets at month 12
If you're closing 6+ deals/year combined self-gen and Zillow, this option's economics usually work cleanly. Below 4 deals/year, you may be better at REAL Solo No Leads (no Zillow access, lower friction) — we'd flag that on the intro call.

Who this fits. Who it doesn't.

This is the smallest of the three options for a reason. The audience is narrow: agents experienced enough to not need team coaching, but who want lead supplement that's only available through team infrastructure. That's not most agents.

  • 2–5 years licensed, conversion-competent, used to running your own back-office
  • Want Zillow Flex access but don't want a team taking a split on your self-gen
  • Want REAL's stock and revenue share without the team training overhead
  • Comfortable buying tools à la carte (CRM, Dotloop, TC services as needed)
  • Don't need ISA pre-vetting — willing to qualify leads yourself

Who this doesn't fit

0–2 years licensed. You'll fail without team support. The Zillow leads will hit your phone, and without an ISA team, scripted training, and weekly coaching, you'll burn through them. The split you'd give up to the team is the structural protection against your year-one inexperience. Go to /new-agents.

Part-time agents doing 1–3 deals/year. REAL Solo No Leads usually beats this option because you avoid the 50/50 Zillow split entirely. rovigoesreal.com/for-part-time-agents covers it.

The honest framing: most agents who think they want this option are actually a better fit for one of the other two. Either they need more team support than this product offers — in which case Team ROVI @ REAL is the right answer — or they have enough of their own pipeline that the 50/50 Zillow split is unnecessary tax — in which case Solo No Leads at rovigoesreal.com is the right answer. The agents who genuinely fit Solo with Leads are typically 2–5 year experienced buyer-focused agents who treat Zillow as a controllable lead supplement to their own self-gen and don't want a coaching layer.
